Terms & Conditions  

 

An advance deposit of 25% of total rental cost must accompany application for the reservation of the cottage.  All reservations are subject to written confirmation.

 

The balance of the total rental cost must be paid in full at least 8 weeks before the holiday is due to commence. Failure to send the required amount by the date due may be (at our discretion) regarded, as cancellation of the holiday by you and the advance deposit will not be refunded.

 

When you book your holiday, you are entering  into a legally binding contract. If you have to cancel for whatever reason, you will be liable for cancellation charges. We will endeavour to re-let the cottage and, if successful, will refund monies paid, less:- (a) £30-00 (Thirty Pounds) per week or part week booked and (b), any difference in rental received on re-letting. We are unable to refund any monies paid if a cancelation request is received within 14 nights of the start of your holiday. If we receive a request to change a booked week to another week we will charge an admin fee of £30.00 per booking. We strongly recommend the purchase of holiday cancellation insurance to protect your holiday.

 

The cottages are available after 3:00 p.m. on day of arrival, but if the cottage is ready before this you are welcome in.  Accommodation in our cottages is restricted to the number of persons stated on the booking form.  Cottages are to be vacated by 10.00 a.m. on day of departure.

 

Central heating is included for up to 10 hours a day. Guests can negotiate additional central heating hours at additional cost although each cottage does have an open fire and an electric convector heater.

 

The clients are responsible for keeping and leaving the cottage in a clean and tidy condition.  Cleaning and breakages will be charged for. 

 

If for any reason beyond the owners control (e.g. fire damage) the property is not ready on the date booked, all rent and charges paid in advance by the client will be refunded in full but the client shall have no further claim against the owners.

 

Reservations will not be accepted for all male or female parties of young people.

We (the owners) cannot accept liability for injury or loss of life to any person or for loss or damage to any property brought onto the premises, or for any loss or damage caused by any vehicle on the premises.

Any breakdown of amenities or equipment cannot be held the responsibility of the owners.  We shall make every effort to rectify any faults or make repairs as soon as possible. 

  

Where applicable, prices quoted in the tariff, include VAT at 17.5%

 

We (the owners) reserve the right to upgrade any booking, without any extra charge to the customer, to a more expensive cottage if necessary.

 

Under occupancy discounts (10 and 15%) are only available on full weeks booked outside of school holidays between Easter and the end of October. The cottage must remain under occupied for the duration of your stay. If you subsequently request that additional people join you during your stay (even for 1 night) then any discount granted must be repaid.  Short breaks and late availability prices are already discounted and so do not attract further discount.

 

All low season prices (Generally from November to the end of March) are for 2 people occupying one double bed in any particular cottage.  Any additional guests are charged at £25.00 extra each per stay. There is also a an additional £25.00 charge if 2 people require 2 bedrooms.
